OptionDesk (operated by R.L. Roberts Consulting, LLC) is an informational tool. You upload home inspection documents and we generate an automated analysis: a severity triage of findings, estimated repair cost ranges, negotiation suggestions, and a drafted repair request letter. The analysis is generated with the assistance of artificial intelligence.
OptionDesk is not a home inspection, an engineering evaluation, a contractor bid, an insurance determination, an appraisal, or legal, financial, or real estate advice. We are not licensed inspectors, contractors, engineers, attorneys, or real estate brokers. Cost figures are estimates for general guidance only and may differ materially from actual repair costs. References to safety standards describe current practice and are not determinations of code compliance or violation. Always verify significant findings with qualified, licensed professionals before making purchase decisions, and rely on your own professionals — not this tool — for the final decision on any transaction.
You confirm you have the right to upload the documents you submit. You are responsible for reviewing the analysis critically and for any use you make of it, including anything you send to agents, sellers, or other parties. Automated analysis can contain errors or omissions.
Analysis is a one-time purchase at the price shown at checkout (currently $29), processed by Stripe. If the analysis fails to generate, or you are unhappy with your report, contact us at r.roberts8298@gmail.com within 14 days and we will re-run it or refund you in full.
To the maximum extent permitted by law, R.L. Roberts Consulting, LLC is not liable for any indirect, incidental, consequential, or special damages arising from use of the service, and our total liability for any claim is limited to the amount you paid for the report giving rise to the claim. The service is provided "as is" without warranties of any kind.
Our Privacy Policy describes what we collect and how long we keep it, including automatic deletion of uploaded documents after 30 days.
